About The Role:
This position will be in the retail specialty leasing and alternative revenue department with the primary responsibility of securing exterior and interior digital and static displays for retail, office and industrial properties. Additionally, the role will support the Senior Transaction Manager in securing other types of transactions including but not limited to temporary in-line stores, common area units, events and sponsorships at retail properties.
What You'll Do:
Implement real estate plans with an understanding of the client's strategic real estate goals. Assist with project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and achievements.
Concurrently act as landlord/seller agent and tenant/buyer agent and effectively negotiate the business terms and conditions for a wide variety of commercial real estate products, including land, office, retail and industrial.
Coordinate field broker selection and other required resources, subject matter experts, and business partners. If necessary, facilitate client review and approval of proposed team resources for the purpose of transaction execution.
Draft and build a large variety of analyses and relevant documents, including yet not specific to: project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and broker's opinions of value.
Coordinate the negotiation of sales through a field broker. Negotiate leases and lease amendments and monitor lease expirations. Negotiate lease renewals within prescribed timeline. Locate and acquire new properties to meet client's requirements and timeline and dispose of surplus properties.
Understand how to review, analyze, and interpret financial analysis templates including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions.
Work closely with CBRE and/or client's Lease Administration, Project Management, Facility Management, and Finance/Accounting teams to ensure integration between the service lines.
Closely track all transaction activity (commissionable and non-commissionable), prepares commission forecasts and vouchers, and accounts for all savings results achieved on behalf of clients.
Monitor and maintain a real estate project tracking system to ensure timely transaction completion. Prepare reports and make presentations to relevant parties.
Adhere to all state real estate agency requirements. Ensure compliance with CBRE's corporate policies as they relate to identifying and mitigating potential conflicts of interest.
Resolve landlord and tenant disputes.
Other duties may be assigned.
No formal supervisory responsibilities in this position. Provide assistance and oversight such as technical mentorship, and/or training to coworkers. May lead project teams and/or plan, and supervise assignments of lower level employees.

Bachelor's degree (BA/BS) from four-year college or university and a minimum of four to six years of related experience and/or training.
Real Estate Salesperson license is required.

Requires advanced knowledge of financial terms and principles. Conducts advanced financial analysis.
Ability to comprehend and interpret sophisticated documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
Advanced computer software application (Microsoft Excel, Word, PowerPoint, Outlook, etc.) and Internet navigational skills. Strong interpersonal and organizational skills with ability to manage multiple projects simultaneously.
Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and timelines. Responsible for setting work unit and/or project timelines. Errors in judgment may cause significant impact to client, co-workers, and supervisor.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Transaction Manager position is $120,000 annually and the maximum salary for the Transaction Manager position is $160,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
