JOB SUMMARY
Reporting to VP, Legal - Real Estate, the Sr Manager, Counsel-Real Estate serves as in-house legal counsel responsible for various real estate matters, assisting in the overall management of legal affairs with respect to the Company’s owned, leased, and income real property. Negotiates and drafts business contracts focused on commercial real property transactions with a portfolio of over 25,000,000 square feet of space in 41 states, including leased, owned, and income properties for a variety of uses, including general office, retail, warehouse, “hub”, data, call centers and tower sites. Additionally, this role will support other senior professionals in providing legal advice and recommendations for action to executives and senior management.
MAJOR DUTIES AND RESPONSIBILITIES
Negotiate and draft various business agreements for commercial real property transactions.
Review and process leases, lease amendments, legal notices, lease terminations, easements, licenses, estoppel certificates, subordination and non-disturbance agreements, memoranda of lease, bills of sale, parking agreements, purchase and sale agreements, title commitments, surveys, covenants and restrictions, building plans and specifications and other documentation in connection with the Company’s strategic and tactical real property transactions.
Assist senior attorneys in supporting various business units by assessing legal risk and providing legal solutions to business issues.
Work with senior attorneys to proactively identify and address key legal issues for management.
Fields and answers questions from corporate services team and business units concerning legal topics related to real property, construction management and facilities operations.
Collaborates with business clients, outside counsel and third-party vendors and consultants as necessary.
Interprets laws, rulings, and regulations for compliance with respect to the 41 States within which the Company has real property interests.
Participates in development of plans and provides assistance to internal clients in response to newly passed legislation and/or regulations.
Keeps informed of industry-specific best practices.
Coordinates with risk management team to ensure that appropriate risk management strategies are implemented and maintained.
Develop and refine forms, processes, and procedures for more efficiently meeting tactical real property needs on a timely basis and provide work guidance to Senior Contract Specialist supporting real property.
Rely on experience and judgement to plan and accomplish tactical and strategic goals.
Perform other duties as requested.
REQUIRED QUALIFICATIONS
Required Skills/Abilities and Knowledge
Ability to read, write, speak and understand English
Solid background in real property law
Demonstrated written and oral communication and interpersonal skills and ability to communicate effectively with all levels in the organization
Ability to make decisions and creatively solve problems while working under pressure
Ability to work in a team-oriented environment while handling multiple projects/assignments under tight deadlines
Demonstrated analytical, organizational and problem-solving skills
Ability to prioritize and organize effectively
Demonstrated team and relationship building skills
Ability to be deal-minded and understand the big picture of the project, problems, opportunities and issues and adjust approach accordingly
Ability to think strategically and anticipate future trends, needs and expectations
Required Education
Juris Doctor from an accredited law school; admission to State Bar in which attorney practicesRequired Related Work Experience and Number of Years
Experience in real property legal matters - 3+
Experience in Environmental Law is preferred

The pay for this position has a salary range of$110,800.00 to $196,400.00. The actual salary offer will carefully consider a wide range of factors, including your skills, qualifications, experience and location. Also, certain positions are eligible for additional forms of compensation such as bonuses.
