About The Role
Reporting to a Portfolio Manager, the Senior Property Manager will manage the daily activities of retail and office assets in addition to supporting the Portfolio on a national level. The objective is to optimize asset value, improve tenant satisfaction, and increase revenue.
What You Will Do
Property Operations:
Develops and implements the approved strategic plan for the office and retail properties.
Responsible for the day-to-day operations of Class A buildings to ensure that all site operations are in compliance with established policies and procedures, the management agreement, and are consistent with the HHH's overall objectives.
Conducts formal site inspections monthly in compliance with established standard operating policies and procedures.
Creates and maintains site-specific documentation, including property information books, site operating manuals, and emergency operations manuals.
Financial Management:
Prepares annual budget, monthly financial variance reports, operations analysis, and leasing activity reports.
Supervises a five-year capital planning in partnership with the Senior Operations lead.
Ensures adherence to the approved budget with primary responsibility for variance reporting; forecast cash flow of property; review real estate tax assessments; and file required municipal reports.
Focuses on revenue growth in all areas, including building leasing, recoveries, storage rent, and rooftop agreements.
Oversees procurement and expenditure processing.
Tenant Relations:
Conducts formal site inspections at least monthly in compliance with established standard operating policies and procedures.
Supervises and executes tenant and capital improvements, ensuring compliance with local codes, lease agreements, and work letter agreements to achieve owner and tenant approval, timely completion, occupancy, and rent commencement.
Manages tenant improvement by planning organizing and coordinating multiple construction projects, proficient in interpreting and comprehending construction specifications and blueprints.
Ensures regulatory compliance and effective management of risk and liability. May be responsible for collecting tenant and vendor certificates and insurance and maintaining compliance.
Upholds the brand and ensures a positive customer experience, addressing Tenant satisfaction, building operations, leasing, and management concerns.
Lease Management:
Managers all aspects of lease administration including critical date master scheduling, lease notification and renewal notices.
Monitors and enforces the terms of all lease agreements, including the billing and collection of rents and other tenant charges in compliance with leases.
Leadership:
Motivates, mentors, and trains administrative, maintenance, and engineering tasks to enhance operational efficiency and cost-effectiveness.
Cultivates proactive communication and relationships with Senior Executives, Tenants, and the Property Team.
Drives growth by providing leadership in distinct geographic or functional markets and formulating and implementing annual business plans.
Acts as a community leader representing Howard Hughes, liaising with government entities regarding property operations (Police, Community leaders, EDC).
About You
Bachelor's degree with CPM/RPA designation desired.
Possesses 5-10 years of direct supervision and/or management experience involving retail mixed-use, and office properties, which includes responsibilities such as work assignment, performance evaluations, training, hiring, disciplinary actions, and staff development.
Holds over a decade of experience in real estate, particularly in property management, with a strong background in financial accounting for commercial real estate, financial reporting, and budgeting.
Exhibits proficient skills in MS Word and Excel, showcasing excellent organizational abilities and time management.
Possesses a strong customer service and tenant relations aptitude.
Demonstrates outstanding technical facility skills, including HVAC, mechanical, electrical, and plumbing knowledge.
Communicates effectively through written reports, analysis, and oral presentations.
Embodies a passionate, entrepreneurial spirit, dedicated to achieving success.
