Job Description Primary Function of Position:
As Senior Manager of Facilities Maintenance Building Systems, you will be responsible for overseeing facilities engineering for a portfolio of manufacturing, R&D and Class-A office properties. This role will provide direction and leadership to engineering staff and 3rd party facilities engineering teams and, from time-to-time advise project management staff on engineering matters related to new construction. You will provide technical support to our real estate team during due diligence and manage regulatory and code compliance related to building engineering matters. Provide leadership for the develop of policy and procedures for engineering department. Partner with our contracts team to negotiate agreements with maintenance contractors and vendors. This role will manage outside vendors, including the integrated facilities management provider, to assure reliable and cost-effective building systems. This work will require engagement with all levels of corporate organization to improve the workplace experience as measured by performance metrics, customer satisfaction, and innovation efforts.
This role will also have regional responsibility for small construction projects (up to $250k), energy reduction projects (up to $1M), utility procurement and monitoring, and compliance and regulatory audit representation.
•Primarily a work on site role, limited options to work remotely.
•Willingness to be on call 24/7 to respond to significant facilities incidents.
•Ability to travel domestically 25% of the time, as well as internationally from time to time.
Roles & Responsibilities:
Facilities Engineering Team Leadership Oversee daily activities needed to ensure a functional, efficient, and safe working environment for employees.Manage contract services in support of facility operational functions, including: MEP maintenance, elevators, general and technical maintenance, landscaping, pest control and utilities.Maintain utility account information and work with energy monitoring tool to verify data quality. Check utility consumption and spend against trend lines and budget.Work to commission and start up new buildings and expansions with fully functional systems and maintenance processes.Serve as the regional Facilities representative during compliance and regulatory audit activities. Including FDA and ISO audits.Act as administrator for the CMMS. Perform data quality audits, manage the performance dashboard, and interface with IT. Alongside IT, manage CMMS projects.Act as administrator for the BMS systems across the global portfolio. Analyze data, assure data quality, and derive actionable conclusions. Suggest, justify, and manage BMS improvement projects.Work with stakeholders and experts to develop technical design standards for construction specifications. Work with the design group, consultants, and stakeholders to develop technical design standards. Update standards as new operations processes or industry technology becomes available.Actively participate in recruitment, retention and career development of engineering staff and other direct reports Lead third party facilities engineering teams to ensure each property is appropriately staffed.Support international markets from time-to-time as necessary with technical expertise.Create or cause to be created consolidated facilities engineering reports for our portfolio of properties.Provide direction and leadership to engineering staff for day-to-day operations. Provide leadership and direction for the development of policies and procedures for engineering teams.Facilities Engineering ProjectsEnsure that the following occurs on projects managed by the facilities engineering team:Necessary insurances, certifications, and licenses for construction are maintained in accordance with laws, jurisdictional requirements and company policyContractors are properly vetted and selected in accordance with project needsAgreements and work-orders are negotiated and executed in a timely mannerConstructability analysis is performed on each projectProjects are competitively bidAsset Management SupportLead the Facilities Engineering team in property assessments, inspections, preventative maintenance, budgeting, planning and reporting related to building systems such as Mechanical/HVAC, Electrical, UPS, Generators, Building Shutdowns, IR/Thermography, Plumbing (systems), BMS/BAS, Elevators, FLS, Fire Alarms / Systems, Fire Doors and SprinklersEngineering Leadership on New Construction ProjectsLead Facilities Engineering efforts during project planning, design, permitting, construction and closeout to ensure new construction projects are planned in accordance with code requirements related to Facilities Engineering and that our assets are protected.Provide engineering oversight and technical leadership related to Facilities Engineering.Develop or cause to be developed engineering specifications for required upgrades to HVAC and other building systems. Review or cause to be reviewed all plans and specifications for new construction projects. Qualifications Skills, Experience, Education, & Training:
Minimum 10 years of direct, progressive professional experience in the management of facilities engineering and maintenance for commercial buildings including general administrative, R&D, manufacturing buildings.Experience with convective HVAC cooling systems, highly preferred.Minimum Bachelor's Degree preferred, but not required. Alternatively, at least 10 years of industry experience will be considered.Minimum 5 years of experience in the strategic and operational aspects of facilities and workplace services in a corporate environment.Minimum 7 years of operating knowledge in the design and operation of MEP systems, elevators, and general and technical maintenance.Minimum 7 years of operating knowledge of BMS systems.Minimum 5 years of experience managing energy opportunity projects and utility monitoring software.Detailed understanding of the financial analysis process, and sound business judgment.Demonstrated ability to provide cash, P/L, ROI, and NPV financial analysis. Strong analytical skills with knowledge of multiple corporate and industry specific software packages. (MS Office Suite, Coupa, Smartsheet, Tableau, Archibus, SnapMeter)An experienced facilities engineering team leader directing a sizeable team. Sets team goals, lays out vision and is accountable for group performance as well as cross-collaboration with company stakeholders.Knowledge of application of local, state, federal regulations: building, mechanical, electrical, plumbing, fire protection, OSHA, LEED, Cal-Green, ADADemonstrated knowledge and experience managing and operating mechanical and electrical building systems, capacities and performance criteriaDirectly responsible managing and operating BMS systems across the real portfolio. Analyze data, assure data quality, and derive actionable conclusions.
