Senior Manager, Corporate Real Estate
Job Summary:
The primary responsibility of the Senior Corporate Real Estate (CRE) Manager, EMEA, is to oversee corporate real estate planning, office build outs, implementation and operations for all offices in their assigned region. This role includes the management of our emerging Global Centre of Excellence (GCOE) based in Warsaw.
This role will be Warsaw based and report to the Director, CRE EMEA.
Responsibilities:
Planning
Drives corporate real estate planning, including capacity projection and space allocationAdvises on strategic space planning to efficiently manage Real Estate portfolio and align corporate real estate goals with broader business objectivesMaintains an awareness of the evolution of the business to ensure a close connection between broader business objectives and CRE activities
Operations
Identifies areas in which to improve processes, systems and overall client satisfactionEnsures the regional CRE Ops organization remain in compliance with company processes and policies (in particular: finance, legal, compliance, and risk)Manages procurement and vendor management initiatives in conjunction with the Procurement and Legal departments on an ad hoc basis
Business Continuity
Assumes leadership role for Business Continuity Planning across the regionAccountable for compliance with HSE regulations regarding statutory and building policies and procedures and works to implement safety and emergency preparedness policies and procedures with staff
People Management
Provides coaching to a dispersed teamHonors our culture (the Magic of Equinix and the Operating Norms) and holds others to account for the sameProvides leadership and guidance to team members, setting clear goals, developing individual capabilities, and providing quarterly and year-end feedback to individual on overall performanceActively encourages the inclusivity, wellness and sustainability of the department's activities from the grass roots upServant leadership - service to the team rather than the self. This leader will be in a position to mentor CRE team membersActively encourages inclusivity, wellness and sustainability of the department
Stakeholder Management
Establishes and maintains successful working relationships with landlords, property managers and corporate real estate management, as well as appropriate vendors and corporate groupsCollects decision-framing data, in particular data relating to occupancy, ticket responses, spend to date, and cost benchmarkingPartners with counterparts in IT (End user, Network and AV), Procurement, Security, and Operations, providing the cross-functional representation for CRE in region)Accountable for providing cross-functional representation for corporate real estateTakes a leadership role in and contributes to Equinix special projects as a representative of the Corporate Development department
Global Centre of Excellence
Develops targeted office strategy for Vendor Management to drive value from the supply chainProvides guidance and coaching to the Centre of Excellence team based in Warsaw
Qualifications:
Proven years of experience preferred as a facilities or workplace manager within a multi-national companyBachelor's degree in Business Management preferredIFMA, CoreNet or other relevant industry certificationPreference given to those that have worked across the EMEA regionExperience supporting and developing a distributed team is critical to successKnowledge of general business management, facilities management, and office support servicesAbility to independently develop and manage resources and programsKnowledge of business planning, goal setting, and budgeting as well as performance evaluations of employees and oversight of contractorsGood project management skills and experiencePositive, pleasant and customer centric mindsetCommunication skills - timely delivery of professional communications to customers and team membersConfidence and experience in dealing with senior leadership and respectful and polite to people at all levels
