Job Description Team Summary
The Senior Director, Global Corporate Services, AP will have day-to-day local management responsibility and be the single point of contact for all the Real Estate & Facilities functions represented in Asia Pacific. Such responsibilities shall include Real Estate transactions, strategy, planning, financial analysis, contract negotiations, construction projects and the management of facility operations at all Visa locations in AP. The details of the responsibilities, duties, and expectations are clearly outlined and cover the daily management of AP real estate operations and should align with the overarching business requirements to improve the "colleague experience". This role will dual report to Visa’s SVP of Global Corporate Services and the Head of People in Asia Pacific.

What a Senior Director of Global Corporate Services does at Visa:
Develop and implement a Real Estate strategy in AP.Function as a subject matter expert and proactively communicate with Country Managers to keep them informed of real estate trends, market conditions, and benchmarking data to provide context for potential actions or decisions.Responsible for Real Estate transactions and the management of construction projects in leased facilities in AP.As a recognized subject matter expert in mechanical, electrical, HVAC, fire suppression, life safety, general maintenance & operations and facilities services, the Senior Director will manage and direct the activities outsourced maintenance and engineering teams and in-house workplace services teams to support all leased facilities.Develop and manage a vendor management program for AP in partnership with the applicable global owner of the applicable Corporate Services function. Directly manage Real Estate service providers in the AP geography, which may include real estate brokerage and construction project management, delivery services, janitorial, and HVAC.Improve the "colleague experience" to support employee engagement.Create and implement innovative solutions that drive the client’s strategic priorities.Champion an agile/flexible workplace across AP.Develop and/or manage strategic initiatives and projects in the AP geography.Create/support wellbeing & cultural change initiatives.Develop and maintain a strong collaborative relationship with their clients, ensure strategic resource planning is developed by collaborating with their clients as well as ensuring facility services and are delivered at a high level of customer satisfaction.Ensure project plans align with business requirements, within budget expectations, and the appropriate governance process is followed. The role will involve leading and managing the corporate services teams across AP and have frequent and regular interactions with cross-functional departments and senior management, throughout the company.
Qualifications What you will need:
12 or more years of work experience with a Bachelor’s Degree or at least 10 years of work experience with an Advanced degree (e.g., Masters/MBA /JD/MD).At least 10-15 years managing Real Estate and Facility services in a corporate environment.Strong interpersonal, collaborative and influencing skills needed to successfully navigate a matrix management structure.Demonstrated ability to manage complex Real Estate transactions and an understanding of the financial impact of such transactions.Demonstrated ability to manage construction projects.Demonstrated ability to develop and manage large operating and capital budgets.Ability to clearly and effectively present to senior executives and other stakeholders and contribute to senior management decision making, demonstrating appropriate influencing skills.Demonstrated ability to build and lead a high performing team with the ability to instigate and support change, motivate staff, make difficult personnel decisions, and foster a positive culture of mutual respect.Possess a strong customer service orientation.Excellent planning and organization skills and business judgment, including the ability to anticipate the impact of decisions/initiatives.Flexible and creative thinker with the ability to define business tradeoffs, generate out-of-the-box solutions and manage uncertainty.Ability to appreciate and manage the multiple cultural differences across the region Additional Information Visa is an EEO Employer.
