Job Description:
The role is responsible for managing Lincare's 800+ location portfolio of leased commercial, flex and warehouse buildings across the United States. The role provides supervisory leadership for the Lease Procurement Team (Lease Specialists and Administrators) as directed by the Head of Procurement. The lease management scope includes lease renewals, relocations, consolidations, and terminations as needed.
Leads and empowers team of Lease Procurement real estate professionals. Provides coaching, leadership, and strategic direction in alignment with the Head of Procurement.
Builds comprehensive plan for Real Estate category that optimizes Lincare’s portfolio and manages risk while meeting business objectives.
Leverages best practices real estate procurement strategies and tactics to ensure Lincare’s portfolio is market competitive and meets business and compliance requirements.
Actively engages internal stakeholders and key suppliers alike while utilizing a formal governance process including performance assessment scorecards and periodic business reviews.
Determines sourcing strategy and conducts lease negotiations accordingly while utilizing Lincare templates, processes, and workflows.
Manages third-party vendors/landlords engaged in operating and maintaining properties.
Provides key insights and recommendations to Field regarding critical leases and ensures yearly savings targets are obtained by proactively negotiating renewals.
Communicates with the field and Lincare HQ from the field on leases, repairs, renewals, rent rates, questions about landlords, etc.
Works with Enterprise Services Procurement to engage, deploy and assess preferred enterprise services category providers including location security, office supplies, janitorial, shredding, beverage providers.
Ensures centers and their needs are maintained in compliance with minimum Lincare audit, compliance, health & safety standards, client, federal, state, and local requirements.
Maintains employee work schedules, trainings, vacations and paid time off; also must manage absenteeism and overtime scheduling.
Additional Skills & Qualifications:
Education:
Bachelor's Degree with supply chain management, finance, business administration, or analytic expertise
Master's Degree preferred but not required
Work Experience:
10+ years' experience in real estate leasing, contract management, supply chain management, finance, business admin, or analytics
3-5 years' of management experience
RFP/RFI experience including eProcurement Software and process
Skills and Knowledge:
Solid knowledge of category management principles and best practices.
Excellent interpersonal, organizational and analytical skills.
Attention to detail and dedication to continuous improvement.
Proven time management, critical thinking and problem-solving skills.
Demonstrated negotiation skills.
Ability to interact and communicate well and negotiate successfully with internal and external stakeholders.
Able to foster productive relationships with suppliers to achieve market competitive pricing, improved services, innovation and strong performance overall.
Related experience within healthcare industry a bonus.
Solid proficiency in Microsoft Office/Teams suite.
Physical Demands:
Occasionally will need to lift up to 25lbs.
