Develop, monitor and maintain sales plans for each communityTrain and coach sales associates in selling skills on a continuing basisRecruit, motivate and evaluate Sales StaffManage marketing campaigns to optimize trafficPrepare sales center staffing schedulesGather and analyze competitive data and generate market analysisReview and analyze mystery shops of Sales StaffEnsure current and accurate sales materials are in each communityMonitor follow-up of Sales StaffParticipate and facilitate weekly sales meetingsReview MLS listings for the divisionAssist in land acquisition process. Identify buyer profiles, contribute to product development, determine specification levels, and analyze competitive market position of new land purchasesResponsible for sales office permitting, tenant improvements, and installationOversee model home complex design, merchandising, and installationPrepare and manage annual budget for sales/marketing departmentManage and develop escrow staff, interface with Title Companies and Taylor Morrison in house lender servicesProvide sales release information and establish lot premium program by communityDaily involvement in pricing and incentive programs for the divisionIn depth, broad knowledge of the local market including buyer demographics, geography, submarkets, employment centers, and consumer preferencesEstablishing and implementation of sales associate compensation program and quarterly evaluation of the programMonthly sales associate goal planning and performance reviewsMaintain and manage customer backlogInterface with customers when necessaryDevelop and implement community marketing, advertising programs and merchandising programsEstablish effective working relationships with external sales representatives and marketing vendorsResolve issues pertaining to contracts or other administrative functionsEstablish and maintain strategic partnerships with division leadership including but not limited to Division President, Finance, Construction, Purchasing, and Customer ServiceEstablish and maintain strategic partnerships with division leadership including but not limited to Division President, Finance, Construction, Purchasing, and Customer ServiceYou are willing to perform other duties as assigned

About you:
Bachelor's degree in Business or related field and at least 5 years of Sales and Marketing Management experience (preferably with a production builder)Excellent communication skills (verbal and written)Good organizational habitsComputer literacyPossesses leadership qualitiesDemonstrated success in sales AND marketing
FLSA Status: Exempt
Pay Range: $135,000.00 -$170,000.00
