We trust that as a Forward Planning Manager you will: (responsibilities)
Liaison between various departments to coordinate and manage information to meet milestone dates from land acquisition to sales grand opening. Work closely with the land development, purchasing, sales, marketing, and construction teams to ensure project timelines are met.Provide due diligence relating to the entitlement of all proposed Division land acquisitions.Assist with obtaining entitlement and permit approvals for projects, including zoning/re-zoning approvals, development agreements, architectural approvals, preliminary and final plats, civil construction plans, development permits, landscape plans and utility company designs to align with Division Plan and approved Corporate Submissions.Manage scopes of work and compliance with schedule for consultants related to forward planning process.Walk the site with the ability to determine potential for special development situationsBe aware and knowledgeable in adjacent zoning classificationsReview existing and possible proposed zoning classifications, determine if existing stipulations existServe as a liaison to engineers, consultants, governmental officials and other trade partners in the execution of forward planning tasks.Research and organize market data to determine the financial estimated results of a planned community and appropriate product to be used to maximize profitProvide community development support to marketing, construction, sales and customer serviceWork with consultants to prepare plans for submittalFacilitate internal hand off and sign off from land acquisition and development to sales and construction on all projects.Solicit bids, coordinate and track responses from vendors to ensure best pricing and product deliveryYou are willing to perform other duties as assigned

About you:
Bachelor's degree (B. A.) from four-year college or university; or six to eight years related experience and/or training; or equivalent combination of education and experienceWilling to travel
