Initiate, negotiate and contract for all labor and materials associated with construction of our homesConfigure and input house budgets, options and area figuresEnsure that material takeoffs are correct and completeSet direction on pricing methodology and procedure, reporting system set up and input requirementsMaintain contracts, bidding documents and the required insurances for the subcontractorEstablish and maintain Scope of Work for all construction phasesEstablish service level needs and evaluation criteria for building products, subcontractors and material suppliersSource new and better products, subcontractors and material suppliersResponsible for the accuracy and completeness of plans and specificationsManage the non-standard option pricing program (if applicable to their specific division)Responsible for the entry into the reporting system of job specific pricing and issuance of initial purchase ordersResponsible that plans, specifications, scope of works and current house budgets (to include standard and non-standard options) are included in the Builder "Start" packages. (Not responsible for other departments start package information)Responsible for bid variances (construction is responsible for field variances)Responsible for value engineering of productMonitor and report (on a regular basis) on subcontractor and material increases/decreasesMonitor and report (on a regular basis) on construction costs by planYou are willing to perform other duties as assigned

About you:
Bachelor's degree in Construction, Business or another related field or have a minimum of 3 years in a similar or position with a production homebuilder.Candidates with Estimating Experience highly preferred.High level of understanding of the system applications in one or more homebuilding software packages (i.e., FAST, J.D. Edwards, Lloyds, etc.)Experience with NewStar a plusExtensive knowledge of the homebuilding construction processStrong technical aptitude and willingness to learn new systems and processes is criticalStrong negotiation skillsStrong relationship skills
