The successful candidate will be a key part of the WW Real Estate Management team and responsible for overseeing all idle property within the Operations network, as well as owned sites pre-development. This role will ensure that all landlord/owner obligations are fulfilled to minimize risk to the business. This includes all regulatory, financial, and legal compliance matters. The right candidate will demonstrate a senior level of competence performing a full range of real estate management in an extremely fast paced environment with a high degree of ambiguity.
The role includes interpreting and enforcing significantly complex leases and contracts that have broad cross-organizational, global, or portfolio impact, as well as solving complex real estate escalations. They operate independently and often focus on areas where the business and/or a strategy has not yet been defined. This includes directly leading the solution and implementation of highly complex cross-functional improvements in an ambiguous or new real estate area. The results must consistently show strong, data-driven business and strategic judgment to decisions. This includes a deep knowledge of core business functions and broad understanding of a relevant real estate domain (e.g. lease compliance, construction, transition, compliance, property/facilities management).
A Principal Asset Manager must effectively partner with multiple levels of senior leadership and be adept at building consensus by communicating complex decisions, trade-offs, and potential solutions. This is accomplished by showing excellent judgment when driving executive-level escalations and delivering solutions that meet Amazon’s high standards for customer satisfaction, efficiency, financial goals, simplicity, and operational excellence. The individual is expected to identify solutions to complex business issues, conduct senior leadership reviews when required, align teams toward new strategies, outline performance gaps in a data driven manner, convert complex problems into straightforward solutions, and drive efficiency improvements.
Infrequent travel of up to 20% is required for this role.
Key job responsibilities
• Manage and develop a team of Asset Managers to oversee a portfolio of 300+ North America Idle sites in various states of deferred maintenance.
• Creation and Implementation of standard procedures related to the management of owned and leased idle assets.
• Manage a 3rd party service provider to execute the day to day property and facilities management tasks across the portfolio.
• Service partner performance management. Approvals of third-party provider services and expenses as appropriate
• Proactive interaction and communication with all internal stakeholders
• Engagement with buyers, sellers, 3P brokers, and subtenants as needed to ensure smooth transitions during onboarding and offboarding of assets
• Problem solving as it relates to all Idle site operations
A day in the life
Respond to inquiries from internal Transaction managers, Regional Asset Managers, stakeholders and external third party property managers regarding Amazon's leased and owned idle properties. Provide tactical support for these inquiries when required or redirect to other internal resources.
About the team
For context, an “idle site” refers to a site, owned or leased, that is not occupied by Amazon nor under development.
The Idle Asset Program was developed to: (1) provide oversight of the base building requirements of current idle sites; (2) manage the approval process of sites being proposed into idle status; (3) provide a single source of truth to communicate status of current idle sites; (4) notify Transactions of site status to develop a disposition strategy; and (5) provide oversight of the site decommissioning process to ensure the building is returned to the landlord in a condition adherent to lease obligations.
Because these sites are not moving through the standard, linear lifecycle (deal closing, construction, launch), they pose unique risks to the company if not properly attended. Risks include deterioration of the physical property, attractive nuisance issues like encampments/vandalism, and regulatory violations. In order to prevent or mitigate these risks, and subsequent reputational damage, a formal process for identifying these idle sites and approving their mechanism for maintenance utilizing appropriate funding is required. No such process exists today and therefore the result has been a reactive versus proactive approach to supporting these valuable assets.

Basic Qualifications
10 years of corporate, commercial and/or industrial property management experience with a commercial real estate company, landlord entity, or similar
1+ years experience managing a team of direct reports
Bachelor's Degree
Ability to review tenant alteration requests and secure landlord consent when required
Experience executing real estate actions outlined within commercial real estate leases to maintain compliance that include, but are not limited to: maintenance and repair obligations, surrender, and restoration
Experience utilizing commercial real estate software platforms such as Tango, Yardi, or MRI
Experience with the Microsoft Office Suite including Word, Outlook, and Excel
Ability to communicate clearly, effectively, and with internal and external stakeholders
Preferred Qualifications
RPA, CPM, or comparable professional designation
Experience with industrial real estate portfolios
Experience with third-party fee management services
Ability to work in a fast-paced, ambiguous, environment
Ability to work independently while maintaining all deadlines and critical date obligations
Excellent time management and organization
An ability to build trust among colleagues and service partners

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $117,800/year in our lowest geographic market up to $219,100/year in our highest geographic market.
