The Plumbing & HVAC Manager supervises the Hotel Maintenance Department’s HVAC employees and oversees the safe installation and maintenance of all commercial grade plumbing and HVAC systems to include but not limited to; building heat plants, ventilation systems, air conditioning, controls systems, refrigeration and LP delivery as well as the follow essential duties and responsibilities.
ESSENTIAL DUTIES & RESPONSIBILITIES
Lead HVAC technicians in troubleshooting, diagnosis, and repair of commercial air conditioning and multi-zone heating and cooling systems.
Develops heating, ventilating, and air conditioning (HVAC) system modification plans and estimates jobs for remodel activities.
Creates and maintains a preventive maintenance program that encompasses all commercial building at JPR.
Interprets as-built building blueprints and recommends system modifications for remodel projects in accordance with applicable regulations.
Researches and selects materials for HVAC systems installation, repair, and maintenance.
Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
Familiarity with maintaining a complex Building Management Systems (BMS).
Implements energy savings projects.
Other duties as assigned, which could be directly related or unrelated to original position.
SUPERVISORY RESPONSIBILITIES
Directly supervises 2 or more employees in the Building Maintenance Dept. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

EDUCATION and/or EXPERIENCE
Four year college or university program certificate; 6 years related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
MATHEMATICAL SKILLS
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
COMPUTER SKILLS
General computer skills needed, with some experience in Microsoft Office Suite of products. BMS experience preferred. AutoCAD experience preferred.

S1 Electrical License
VT Gas Certification
VT Plumbing License
OTHER SKILLS & ABILITIES
Must have strong interpersonal skills and be able to communicate effectively with employees and managers of other departments. Must have strong organizational skills and ability to prioritize, with a sense of urgency when needed.
Knowledge of HVAC installation, troubleshooting, repair and maintenance.
Ability to prepare engineering documents, specifications and cost estimates for projects.
Skill in the use of computers, preferably in a PC, Windows-based operating environment.
Ability to use hand and power tools applicable to trade.
Ability to lead and train staff and/or students.
Ability to develop heating, ventilating, and air conditioning system modification plans.
Ability to read, understand, follow, and enforce safety procedures.
Ability to read schematics and blueprints and/or technical manuals.
Documents and tracks preventive maintenance activities.
Knowledge of mechanical systems, building materials, and emergency maintenance.
Detailed knowledge of HVAC systems that incorporate complex Building Management Systems (BMS)
OTHER QUALIFICATIONS
This position will occasionally work in elevated locations, must be comfortable working with heights. Due to the mountain terrain, must be comfortable operating ATVs and snowmobiles in a safe manner.
