  Provides skilled labor for the operation, maintenance, and repair of the heating, ventilating, and air conditioning (HVAC) systems and mechanical equipment throughout LUMC. This position operates within the policies, procedures, standards, and objectives of the Physical Plant and Grounds Department

  Ability to operate and maintain all LUMC heating and cooling equipment and mechanical systems. Advise department Chief/Manager of any problems or issues, which arise during the performance of work and are kept informed on the progress of the work. Questions regarding priority will be answered by the lead engineer on duty. 1. Ability to maintain an appropriate environment for the building occupants by monitoring, controlling and repairing the HVAC and mechanical systems and equipment. a. Adjust necessary controls through BAS and/or physical inspection. b. Inspect, lubricate, adjust, repair as necessary to maintain optimum performance. c. Perform all tasks in a competent and timely manner. 2. Ability to perform operational functions of life support systems. a. Medical gas system b. Emergency generator 3. Ability to perform preventive maintenance and repair of HVAC systems and controls. a. Able to interpret building operational controls b. Document all procedures on work orders c. Able to follow preventive maintenance programs on all equipment and complete work orders as scheduled. 4. Respond to routine and emergency work orders and job assignments as directed by supervisor and staff. 5. Ability to be responsible for all activities in the utilities rooms in the hospital during evenings, nights, and weekend shifts. 6. Ability to coordinate shift relief between shifts. (Discuss any problems that may have occurred during the previous shift).

  Ability to monitor the environment of occupied space locations.Assisting in resolving any building tenants requests that are related to environmental facilities conditions. 1. Keep all components in good working order, so that the customers are satisfied at all times. 2.

  Maintaining and regular reviewing backlog of all equipment that may need additional work. 3. Good inter-personal skills are required

  Knowing and complying with LUMC safety policies and procedures. 2. Reporting injuries or accidental exposures to supervisor immediately. 3. Participating in assigned training, e.g. regulatory, safety, infection control precautions, etc. 4. Regularly reviewing safety procedures associated with assigned tasks and requesting training as needed. 5. Reporting safety observed deficiencies to supervisor and/or safety facilitator according to established procedures and standards. 6. Responding to fire alarms and other disaster drills or actual incidents in accordance to established procedures and standards. 7. Ability to correctly use power and hand tools. 8. Exposure to weather and temperature extremes. 9. Ability to work in the vicinity of biohazardous and radioactive substances and contaminants, bromicide and freon gasMinimum Education:
