About Occupancy Specialist

Description

We are seeking an experienced Occupancy Specialist knowledgeable in Low-Income Housing Tax Credit (LIHTC) regulations to join our team. The ideal candidate will ensure compliance with LIHTC requirements while managing the occupancy process for our affordable housing properties.

Responsibilities:

Tenant Eligibility Verification: Review and verify applicant eligibility for housing assistance programs, particularly LIHTC.

Collect and analyze applicant income, assets, and household composition information.

Conduct background checks and screenings as per program guidelines.

Lease Management:Prepare and execute lease agreements in compliance with LIHTC regulations.

Ensure accurate documentation and maintenance of tenant files and records.

Monitor lease renewals, terminations, and rent adjustments in accordance with program guidelines.

Compliance Oversight:Maintain up-to-date knowledge of LIHTC regulations and other relevant housing assistance program requirements.

Implement policies and procedures to ensure adherence to regulatory standards.

Conduct periodic audits and inspections to ensure compliance with program guidelines.

Tenant Relations:Provide exceptional customer service to residents, addressing inquiries, concerns, and complaints promptly and professionally.

Assist tenants with recertification processes and income verification requirements.

Facilitate communication between tenants and management regarding lease agreements, rent payments, and property maintenance issues.

Reporting and Documentation:Generate reports as required by regulatory agencies and management.

Maintain accurate records of occupancy data, tenant communications, and program-related documentation.

Requirements

Minimum of 3 years of experience in affordable housing occupancy management, with specific experience in LIHTC compliance preferred.

Thorough understanding of LIHTC regulations, HUD guidelines, and other applicable affordable housing programs.

Proficiency in property management software (e.g., Yardi, RealPage) and Microsoft Office Suite.

Strong organizational skills with attention to detail and accuracy.

Excellent communication and interpersonal skills.

Ability to work independently and collaboratively in a team environment.

High level of professionalism and commitment to ethical standards.

Certification in LIHTC compliance or related field is a plus.
