Amazon is currently seeking an experienced Global Head of Strategic Property to join Amazon’s Global Realty team and play a critical role in driving the Global Strategic Property (GSP) program in North America (NA) and Europe (EU). This role will be responsible for leading a team of experienced Development Managers focused on sourcing a variety of sites (including brownfield sites, greenfield land, existing assets), performing due diligence, and securing under contract in key strategic locations across NA and EU to provide flexibility and optionality for the future growth of Amazon Operations network. The primary focus will be on site purchases rather than leaseholds. It will involve strong partnership with other Amazon teams, both internal to Global Realty, and external. The role will be based out of Amazon’s corporate office in Bellevue, WA (although other corporate locations in Nashville, TN or New York, NY will also be considered) and will report into the Global Head of Portfolio Optimization. Up to 30% travel will be required across NA and EU.
In this role, you will drive the global strategy for this program, and ensure the timely completion of new real estate transactions including option agreements, conditional land purchases, investments/existing building acquisitions and portfolio purchases. This includes working with the local Amazon business team in defining the requirements, commercial and legal negotiations, technical due diligence, in-depth financial analysis of property transactions, extensive underwriting analysis including multiple exit scenarios, presentations of deals to leadership and project management to completion. You will be expected to partner effectively with other real estate teams and navigate through complexity and ambiguous environments to deliver strategic, cost-effective site options for future Amazon operations.
Key job responsibilities
Manage a team of approximately 6 Development Managers across NA and EU.
Manage the deal flow of large, strategic, complex transactions.
Use your extensive network and experience to support the team sourcing new opportunities from a range of external brokers, land owners and developers.
Innovate, execute and improve processes and tools to ensure the complete cycle from site search through to deal execution is completed consistently and reliably.
Communicate expectations, requirements and status of deals to key business partners, both internal and external.
Regular communication and reporting up through leadership
Manage an ever-changing variety of internal initiatives and projects.
Closely collaborate with Amazon operations, partner real estate teams, legal, finance, treasury, network planning, economic development, transportation, pre-construction, design and construction groups to deliver highly successful projects.

Basic Qualifications
• 10+ years Real Estate negotiation and transaction management experience (ideally in industrial/ logistics).
• Bachelor’s Degree in Real Estate, Real Estate Finance, or other related subject.
• Experience managing large capital projects, on budget and program.
• Strong network of industry contacts including brokers, developers, landowners and capital partners.
• End to end knowledge of life-cycle of physical assets (land and buildings), including acquisition, entitlements, permitting, construction and disposition of assets.
• Ability to proactively monitor and control various vendor relationships and external resources (including contract negotiation and vendor management skills).
• Ability to think strategically and holistically about business units' unique real estate needs.
• Understanding of financial analysis techniques including discounted cash flow and capital budgeting.
• Experience managing a team.

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $136,000/year in our lowest geographic market up to $253,000/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
