Overview:
The General Manager is responsible for overall property management operations for a portfolio of Industrial Properties in accordance with company policies, procedures and standards. Hire, train and supervise employees as well as monitor the overall financial health of all properties within assigned portfolio. Provide highest level of service to clients and tenants.
Essential Duties and Responsibilities:
Property ManagementCoordinate all aspects of property management, including the development of effective relationships with JLL Clients and tenants; supervision of staff; general property maintenance; implementation capital improvements and financial reporting and record keeping. The General Manager position is a player / coach - managing the local team and managing properties. Specific responsibilities include the following:Tenant Move-ins including the preparation of commencement letters and lease administrationAct as liaison between tenant and construction management and participate in punch list walk-through and follow-up; coordinate finish selectionsTenant Service - Responds promptly to tenant needs; Solicits tenant feedback to improve service; Responds to requests for service and assistance.Ensure long term occupancy by providing the highest level of customer service to tenants, maintain the appearance of assigned properties, manage operating expenses and capital expenditures. Monitor overall financial health of all properties.Ability to identify additional revenue opportunities by demonstrating an expert understanding of value added JLL products and services.Ability to forecast and prepare budgets. Track budget variances and ensure smooth recovery process.Evaluate annually all service contract requirements and oversee property maintenance contractsCoordinate repairs, maintenance, and site inspectionsApprove Accounts Payable invoicesOversee and manage the collection of Accounts ReceivablesAnnual budget preparationMonthly variance reports, ensuring accurate data updates of any lease changes. Development of a comprehensive capital improvement schedule for each propertyCoordinate operating expense reconciliations with accounting, be knowledgeable of lease provisions

EDUCATION AND/OR EXPERIENCE:
Bachelor's degree (B. A.) from four-year college or university and/or 10 - 15 years of commercial real estate supervisory experience. Must have a current Real Estate sales license or obtain license within six months of employment.
COMPUTER SKILLS:
Microsoft Office; Microsoft Excel; Microsoft Outlook; Yardi Property Management System and other Client based real estate systems.
