Job Description
Facilities Manager oversees the development and supervision of the day-to-day operations and maintenance. The incumbent will be responsible for the smooth functioning and code compliance of designated facilities, including equipment and systems, by managing and directly supervising the activities of the maintenance personnel.
Job Responsibilities
Directly responsible for the facilities management of multiple client sitesOn-call 24/7 for facilities related issuesPosition requires travel to multiple sites (25%-50% travel)Main point of contact to client and site occupants, liaison to building/property manager as well as all sub-contracted services and vendorsResponsible for oversight/management of direct reports and sub-contracted service workers to include, but not limited to: maintenance worker(s), day porter(s), A/V tech(s), IT
Motivate and engage direct reports by encouraging participation in proactive problem solving and on the job trainingResponsible for overall appearance and operation of facilityLiaison to building management and building security for all service calls, systems testsCoordinate off-hours utilities for business needsOversight of day-time porter staff (direct hire and/or LL managed) that is responsible for light cleaning (dishes, coffee machines, conference rooms after events etc.)Complete minor repairs and maintenance activities within Samsung?s premises in accordance with building rules and regulationsCoordinate with vendors/contractors for all larger repair and maintenance activities within Samsung?s premises in accordance with building rules and regulations (Mechanical, Electrical, Plumbing, Carpentry, AV, Signage, IT)Coordinate with relevant Samsung team and building provided cleaning services for post-event site maintenanceSubmit all required paperwork to building management to allow vendor accessResponsible for control of execution of work and follow-up for quality assurance
Qualifications
Minimum combination 8 years experience as a Maintenance Technician, Lead Mechanic, Maintenance Supervisor, Facilities Management or equivalent roleStrong interpersonal and communication skills and the ability to work effectively with technical and non-technical individuals.Ability to travel 25%-50% of the time to assigned client sitesAbility to read schematics and blueprints and/or technical manuals.Demonstrated ability to learn maintenance skills and ability to complete minor repairs and maintenanceDemonstrated skill in organizing resources and establishing priorities.Ability to negotiate machine custody and service schedules.Skills in using predictive maintenance techniques and root cause analysis of equipment failures.Ability to gather data, compile information, and prepare reports.Ability to provide technical guidance to non-technical or production operators.Ability to communicate effectively, both orally and in writing.Mechanical and electrical aptitudeKnowledge of the operating practices of preventive maintenance.Strong computer skills and working knowledge of Microsoft Office (Email, Word, Excel)Strong Customer Service skillsValid Drivers LicenseAbility to read labels, directions, work orders, etc.May be required to use a variety of hand and power tools.Must be a team player committed to working in a quality environment.Ability to work second or third shift, holidays, and weekends as required.
Must be physically able to perform maintenance tasks to the highest caliber, which includes ability to: climb ladders, work in confined spaces, stand for extended periods of time, lift heavy objects weighing up to 50 lbs., etc.
