We’re looking for a Construction Commercial Manager to join the Global Workplace Experience (WX) Team at Snap Inc! This role will be part of the Design & Construction team and be based in our London office. You will lead and champion commercial management globally and instil financial rigour into workplace projects ensuring our company's financial health and sustainability. This role will be responsible for managing, analysing, and forecasting costs across various construction projects, providing valuable insights to support informed decision-making. Working closely with a wide-array of internal teams as well as external partners, you will play a key role in supporting transactions, design, construction and operations in the end to end delivery of projects. This role will partner closely with our third-party project teams, as well as Finance, Security, IT, AV, business leaders and other cross-functional partners to provide cost management support for its office construction projects while exemplifying Snap’s values: Kind, Smart and Creative.
What you’ll do:
Cost Analysis: Analyse and track project costs to ensure projects are within budget and to identify opportunities for better commercial value and areas for improvement.
Budgeting and Forecasting: Develop and manage budgets and capex forecasts to guide financial planning, transactions and resource allocation.
Variance Analysis: Monitor actual expenses against budgeted figures and investigate variances, providing recommendations for corrective actions for both Capex and Opex.
Cost Efficiency: Collaborate with cross-functional teams to identify and implement cost efficient strategies to allocate budget in a thoughtful manner while maintaining quality and efficiency.
Contract Negotiation: Support Design & Construction Managers and project teams in the evaluation, negotiation, drafting and processing of vendor contracts (such as General Contractors, Architects, Project Managers, Furniture etc.) to optimise cost efficiency and vendor relationships.
Procurement Management: Management of purchase order process for Design and Construction from opening, approval and tracking and financial accruals. Ensuring POs are uplifted/reduced, invoiced, accrued and closed timely.
Training / Onboarding: Develop materials to use in the onboarding and training of new vendors in relation to invoicing, purchase orders, contracts and overall budget management and forecasting.
Financial Reporting: Prepare comprehensive cost reports and presentations for senior leadership, highlighting key cost drivers, trends, and opportunities.
Financial Modelling: Work cross collaboratively to develop data sets to analyse Cost per Headcount / Desk metrics combining both Capex (construction projects) and Opex (Rent and Workplace Operations services).
Risk Assessment: Identify potential financial risks and develop strategies to mitigate them, ensuring financial stability.
Process Improvement: Develop cost management processes and procedures, in line with WX End-to End delivery framework, to enable better commercial control, streamline operations and drive efficiency.
Cross-Functional Collaboration: Work closely with Design & Construction Managers and internal cross function departments (finance, IT deployment) and external project teams, to ensure alignment on cost management initiatives.
Compliance: Advise project teams on compliance with financial regulations, company policies, and industry standards.
Consultants & Vendors: Support the Design and Construction team in the negotiating, drafting and approval of consultant and contractor agreements so our commercial engagements are structured and tendered appropriately to ensure they are in line with best practice, minimise risk and maximise value for money.
Communicate effectively and efficiently with your team and other stakeholders to provide updates on cost to-date, forecasts, and variances.
Drive development of tools and processes to streamline cost reporting globally.
Work with external consultant project teams and contractors allocated to projects to ensure projects costs are in line with approved budgets, evaluate opportunities for cost saving within the design and/or delivery.
Travel: Will be required to travel to other locations to meet cross functional partners and project locations to support Design and Construction managers and project teams.
Knowledge, Skills, and Abilities:
Knowledge and experience in business practices and procedures as related to the management and auditing of capex costs and contracts within the construction industry.
Commercial Management skills and experience delivering multi scale projects which include a variety of programming components (office, food and hospitality, technical production facilities, event, security and support functions).
Detail-oriented with a focus on accuracy and precision.
Strong negotiation skills and the ability to manage vendor relationships.
Strong analytical skills and the ability to translate complex financial data into actionable insights.
Excellent communication and presentation skills, with the ability to convey complex financial information clearly and effectively.
Knowledge of construction legislation, contract structures and commercial agreements as well as lease agreements across multiple regions.
In depth knowledge and understanding of architectural, electrical, mechanical and security systems and associated costs.
Experience building a team that manages spaces in multiple geographies.
Strong interpersonal skills to build positive relationships with key business partners within a matrixed organisation
Self-motivated team player with high energy and great interpersonal skills; possessing outstanding communication skills with ability to build relationships and influence at different levels of the organisation.
Proven track record of delivering in a fast paced, dynamic setting.
Ability to strategize, implement, and evolve processes in line with business requirements.
Ability to oversee multiple projects, teams and ensure function / program goals are reached
Financial and business acumen in high-value and/or multi-discipline service contracts, and proven project management experience.
Extremely detail-oriented with exceptional organisational skills and attention to detail.
Self-starter, creative thinker, and solid decision maker.
Excellent written and verbal communication skills
Ability to initiate and drive projects to completion with minimal guidance, and to work independently as well as collaboratively in a team environment.
You are hyper-organised and prioritise heavy attention to accuracy and detail while accomplishing multiple tasks.
Process driven individual with a proven track record of identifying gaps and implementing new processes.

Minimum Qualifications:
Bachelor's degree in Quantity Surveying, Construction Project Management (BSc) from four-year college or university.
10 years professional experience in cost management in all contract phases: pre, post as well as final account; construction management.
Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations.
Experience in managing and working with high performance project teams across multiple locations and jurisdictions.
