We believe we canoffer a challenging, fast-paced and rewarding experience that is unique tosupporting our mission, vision, and values.Where will this role work?This position supports a new luxury/market rate residential and mixed-usereal estate development located in Westminster, CO.Compensation:$23.00 - $26.00/hour depending on experience.This position may be eligible for leasing commissions as well as quarterlybonuses based on property and job performance.ESSENTIAL FUNCTIONSMakes appointments, shows apartments, screens applicants, and verifiesapplications for completion.Shops comparable projects in the market place monthly.Provide excellent customer service with focus on tenant retention.Meets all designated deadlines.Manages property in accordance with budget limitations.Keeps Property Manager informed at all times in the areas of: propertyconditions, tenant complaints, suggestions for improvement of propertyperformance.Informs management of common areas in need of cleaning and repair.Works on the last day and first day of each month until responsibilitiescompleted; some overtime may be required.Implements comprehensive marketing strategy to meet predetermined vacancystandards.Leases apartments; implements and maintains effective advertising andmarketing plan.Shows apartments.Plans and coordinates model apartments.
Requirements1-3 years of industry experience within residential real estate; or anequivalent number of years of education and real estate management experienceExcellent verbal, written and presentation skills; Ability to communicateeffectively with community tenants, vendors / external parties, andacross corporate divisions.Knowledge of Real Page or other related Property Management software(Yardi, Lead2Lease, OneSite Accounting etc.) strongly preferred.Understanding of Affordable Housing Programs (HUD / MN Housing Programs)strongly preferred.A passion for the mission, vision, and values of Sherman Associates.Office hours may vary due to the specific needs of the portfolio.High School Diploma or GED strongly preferred.Post-secondary coursework in property management, business, real estate orequivalent experience preferred.WORK ENVIRONMENTThis job operates in a professional office environment. This role routinelyuses s andard office equipment such as computers, phones, photocopiers,filing cabinets and fax machines.Exposed to ambient room temperatures, lighting and traditional officeequipment found in a typical office environment; quiet to moderate noiselevel.PHYSICAL REQUIREMENTSThe physical demands described here are representative of those that must bemet by an employee to successfully perform the essential functions of thisjob.While performing the duties of this job, the employee is regularly requiredto talk or hear.
