JOB PURPOSE
The Porter is a member of the facilities management team and helps ensure the building is operated in a safe, clean, effective, and uninterrupted manner. The Porter knows how to operate, maintain, and make basic repairs to building systems. He or she helps oversee skilled maintenance repairs and contracted porter staff.
SCOPE OF INFLUENCE
Acts as a point person for facilities, maintenance, and cleaning of Center for Recovery and Wellness
Collaborates with staff to provide strong customer service to program areas.
Assists porter staff during hours of work.
KEY RESPONSIBILITIES AND ACCOUNTABILITIES
Operation/Maintenance/Repair of Building Systems
Maintenance and operation of building systems; including boilers, HVAC, electrical, lighting, plumbing, elevators, and fire safety systems; ensures building temperature is comfortable.
Completes regular schedule of building rounds to perform systems checks and inspections; takes corrective actions to keep systems in compliance and operating safely.
Works with Managing Director of Facilities to oversee skilled maintenance repairs on building and building systems to ensure safety of occupants and continuous operation of building.
Performs minor building systems repairs; is proactive to report leaks, mechanical failures, structural, masonry, plumbing, electrical and other repair needs to Managing Director of Facilities
Performs hands-on maintenance/repair including spackling and painting of walls, and floor and door repairs.
Safety and Security of People and Building
Responds to emergency calls and writes-up necessary reports.
Works with city, state, and federal inspectors during building inspections.
Other
Maintains a professional demeanor at all times; provides assistance to program participants and staff in a courteous manner; recognizes and respects people as individuals.
Performs other duties as assigned by Managing Director of Facilities
JOB REQUIREMENTS
Required Knowledge
Must be able to work Saturday and Sunday
High School Diploma or GED required; trade school diploma/certificate preferred.
Four years of experience preferred in building operations, and equipment and systems maintenance; EPA universal refrigerant license preferred.
Holds, or is willing to obtain important licenses and certifications.
Current NYS motor vehicle driver’s license.
Has safety training in hazardous communications, lock/tag out, confined space, PPE, etc.
Previous training and ability to work with latex materials and sealants, paints, pesticides, caustic chemicals, and with dust and noise; experience in safely disposing of hazardous materials.
Ability to identify stains and how to use proper chemicals for their removal; experience operating manual and power equipment and has ability to train others.
Must be able to perform physical activities, such as, but not limited to, lifting heavy items (up to 50 lbs. unassisted), bending, standing, climbing and walking, and snow removal.
Must be able to climb and use ladders, Genie lift, and to work at or above 30 feet.
Team player with excellent organizational and time management skills; interacts positively with others to meet organization’s objectives.
Ability to communicate, manage and complete multiple tasks at once.
Excellent customer service skills, handling matters in courteous and timely manner.
Proactive, hands on approach, as well as a professional work ethic.
Self-motivated, highly efficient, strong attention to details.
