Job Summary: The Director of Facilities is responsible for the overallmaintenance and operations of all St. Francis House properties andfacilities. Responsibilities include the development and implementationof facilities operating policies and procedures, budgeting for annualoperating and capital needs and ensuring the efficient operation andmaintenance of mechanical, electrical, HVAC, energy management, securityand other building systems. The Director supports the management andprofessional development of maintenance technicians andhousekeeping/janitorial staff to ensure that the appearance andfunctionality of all SFH\'s properties reflect the Agency\'s mission andvalues. Supervisory Responsibilities: Oversight of department and staff.Interviews, selects, trains staff. Provides constructive and timelyperformance communication. Handles progressive warning and recommendstermination of employees in accordance with agency policies/procedures.Essential Duties: Administration: Provides leadership and direction andcommunicates a strong program within the Agency that emphasizes customerservice. Actively participates in the development of Agency policies andprocedures; serves on Agency\'s Senior Leadership Team, SafetyCommittee, and Operational Leadership Team Maintains staffing anddepartmental organizational structure to effectively accomplish thefunctions of facilities and maintenance operations; recruits, employs,supervises and evaluates departmental staff; directs the implementationof technical, professional and management development skills and safetytraining. In conjunction with VP of Facilities establish and implementshort- and long-range organizational goals, objectives and operatingprocedures; monitor and evaluate program effectiveness; implementchanges required for improvement. Manage Building Maintenance,Renovations, and Repairs Implement and oversee a preventive maintenanceprogram that will maintain the appearance, safety, property, andequipment to a high standard. Implement strategies for continuousimprovement of Agency infrastructure, systems, operations, and energyconservation. Negotiate agency wide service contracts and vendorrelations (e.g. HVAC, sprinkler, fire alarm, supplies, waste removal,pest control, cleaning contract etc.) Oversee contractors involved infacility projects and delivery of services. Ensures building operationscomply with all local zoning, occupancy and inspectional laws, codes andregulations. Oversee the maintenance and housekeeping of all facilitiesand grounds and the utilities systems. Oversee the functioning of allbuilding systems including mechanical, electrical, fire/life safety,plumbing, and waste management. Oversee building and energy managementsystems to ensure a safe and comfortable building environment.Coordinate housekeeping and facilities management with contractedProperty Management companies outsourced for SFH permanent housingprograms. Manage Facilities Budgets Working closely with the VPs ofFacilities and Finance and Agency Department heads, coordinate capitalbudget priorities. Develop and manage annual budget for the Agency andperform regular cost and productivity analyses. Responsible fordeveloping long-range facilities plans, capital needs and budgets basedon Agency growth and future needs. Monitors budgets and approvescontracts and service agreements. Manage Employee and Guest SpaceFacilitates space planning and advise administration regarding spaceallocation policy and decisions. Forecast space needs, design and planoffices, workspaces, conference rooms, and guest spaces. RequirementsHigh School degree or equivalent, required.
