Maintain professional communication with residents, applicants, and other representatives Conduct inspections as required (monthly, annual, semi-annual, and move out) Collect all monies due and reconcile accounts Process bills for payment through the property management system Follow up on collections, delinquent rents. Complete appropriate paper work for collections and/or evictions Coordinate residential turn over projects, capital projects, and all repairs as needed Coordinate contracts (lawn/snow, preventative maintenance) Prepare, review, and sign all rental applications, compliance forms, and lease documents for accuracy and compliance. Complete reporting for income certification compliance as required by jurisdictions Be familiar with all regulatory agreements and related agencies to ensure 100% compliance with all regulations (HOME and Hennepin County Reporting Required. Responsible for opening and managing waiting lists as required Handle any emergency that may arise Participate in budgeting, financial reporting, and capital planning Community Manager - Commercial Portfolio (25%) Oversee day to day operations of the commercial portfolio Provide first line of contact for tenants Coordinate contracts (lawn/snow, cleaning, preventative maintenance) Complete inspections as required Review invoicing and receivables Process accounts payable Participate in budgeting process and capital planning Handly any emergency that may arise Administrative Support (15%) Assist with Property management administrative support which may include the following, but roles/tasks may be redefined as need Process/Approve payroll/time off for portfolio Generate/prepare client reports Process/approve Accounts Payable Complete projects Identify core processes and procedures and document for dissemination Qualifications: Bachelors Degree in related field required and/or equivalent of 3 years experience in related field of Property Management 2+ years supervisory experience, Local market experience preferred Strong knowledge of Microsoft Products including Outlook, Teams, Excel and Word. Strong knowledge of Real Page property management software Knowledge of basic accounting practices Ability to organize and prioritize work projects Ability to maintain personnel, financial and other confidential information Possess the ability to deal tactfully with residents and family members, owners, staff, other managers, vendors and the general public Follow and adhere to organizational policies and procedures Must possess a valid driver's license, acceptable driving record and access to a vehicle Great Lakes Management Company is an at-will employer; this job description is a guideline and does not constitute a written or implied employment contract.
